The Broadlands development is a planned community located within Loudoun County, VA.  Broadlands planned to develop a mix of uses including single family, townhouse and apartment living, as well as retail and office uses.  Broadlands is located between three major planned developments that include Ashburn to the north, Moorefield Station to the east and Brambleton to the south.  The development is located along the Dulles Toll Road west of the town of Reston and Herndon located in Fairfax County, VA and east of the town of Leesburg located in Loudoun County, VA.

Gorove/Slade has provided transportation services related to both community planning as well as individual site designs within the planned community.  Work involved revising the approved development plans for four land bays located within the Broadlands development from a mixture of office and community use to a mixture of community use.  The work involved extensive interaction with the local communities and Loudoun County staff.  In addition to the planning of individual land bays within the planned community, traffic signal needs assessments were conducted throughout the development to determine if traffic volumes within the community exceeded the levels set by the Virginia Department of Transportation.
